Terms of Service

Plain-English summary: NEXRA Stay is software you use to manage your short-term rental business. You pay a monthly subscription based on the number of listings you connect, plus any add-ons you switch on. You're responsible for your own listings, bookings, taxes, and guest communications. We're responsible for keeping the software running, your data secure, and your payouts on time. Either side can cancel.

1. Who we are

"NEXRA Stay", "NEXRA", "we", "us" — the software service operated under the NEXRA brand and available at nexra-stay.com. "You", "Customer" — the individual or company that creates an account.

2. The service

NEXRA Stay is a property management platform for short-term rental operators. It includes a channel manager (via Channex), inbox, calendar, reservations, dynamic pricing, optional direct booking website, optional payment processing (NEXRA | Pay, powered by Stripe), and optional insurance distribution (Laferla). Features available to you depend on the plan and add-ons you select.

3. Account & eligibility

You must be at least 18 and legally able to enter contracts. You're responsible for keeping your login credentials secure and for everything that happens under your account.

4. Free trial

New accounts get a 30-day free trial (90 days for MTA-referred accounts). We collect your card at signup but don't charge until the trial ends. You can cancel anytime before the trial ends and you'll never be billed.

5. Fees & billing

  • The base subscription is billed monthly, per active listing, at the price shown in Billing.
  • Add-ons (Dynamic Pricer, Direct Booking Website, etc.) are billed alongside the base.
  • Insurance is billed annually per insured property at the rate quoted at activation.
  • NEXRA | Pay transaction fees and Stripe processing fees are passed through at cost plus our published markup; see the Billing page.
  • All prices are in EUR and exclude VAT where applicable.
  • Failed payments may suspend access until resolved.

6. Cancellation & refunds

You can cancel anytime from Billing. Monthly fees are non-refundable for the current period. If we materially reduce functionality, you can request a pro-rated refund within 14 days.

7. Your data

You own all data you upload (listings, guest details, photos, messages). We process it on your behalf to run the service. See our Privacy Policy for the details, including our subprocessors (Channex, Stripe, Supabase, Cloudflare, Resend, OpenAI, Laferla where applicable).

8. Your responsibilities

  • Comply with the law in every jurisdiction you operate in, including OTA rules, short-term rental licensing, and tax obligations.
  • Get the guest consents you need to upload their data to NEXRA.
  • Honour the bookings the system creates on your behalf.
  • Don't use NEXRA to send spam, illegal content, or content that violates third-party rights.

9. Our responsibilities & uptime

We aim for 99.5% monthly uptime (excluding scheduled maintenance and incidents caused by third-party services we don't control). We don't guarantee specific revenue, occupancy, or pricing outcomes.

10. Third-party services

NEXRA Stay integrates with third-party services including OTAs (Airbnb, Booking.com, Vrbo, etc.) via Channex, payment processing via Stripe, and insurance via Laferla. Their terms apply to the parts of the service they provide, and we're not liable for their availability or behaviour.

11. Liability

To the maximum extent allowed by law, our total liability for any claim arising from the service is capped at the fees you've paid us in the 12 months before the claim. We're not liable for indirect, incidental, or consequential damages.

12. Changes

We may update these terms or pricing with at least 30 days' notice by email. Continuing to use the service after the effective date is acceptance of the new terms.

13. Governing law

These terms are governed by the laws of Malta. Disputes go to the courts of Malta unless a mandatory consumer protection rule says otherwise.
